20 Features That Increase the Value of Your Home, According to Zillow

Homes with natural features and materials are selling for more than expected.

Move over farmhouse style—the latest trend taking over home interiors is organic modernism, according to a new report from Zillow. The real estate marketplace company found that homes with features that align with this natural aesthetic are selling for more than expected.

Organic modernism is characterized by natural materials, such as soapstone and onyx countertops, herringbone-patterned and cork floors, and Venetian plaster walls. Per Zillow, homes with these details sell for as much as 3.5% more than anticipated, which is an additional $12,500 on a typical U.S. home.

According to Amanda Pendleton, home trends expert for Zillow, organic modernism is the new modern farmhouse. "The contemporary look of homes today is characterized by natural stone, wood flooring and cabinetry, and textured walls," she says. "Buyers are seeking out and competing for homes with these raw but refined finishes, and that's pushing up sale prices."

Countertops made from organic materials are boosting home resale value more than old favorites like quartz and granite. Per the report, soapstone outperforms quartz as the countertop of choice, contributing to a sale premium of 3.5% compared to 2.6% for quartz. Beloved for its dark, black hue, soapstone is a durable material that patinas over time for a natural look.

Wet Rooms

Wet rooms, a style of bathroom where all of the surfaces can get soaked with water, are on the rise for the luxury they offer. These spaces are fully tiled, allowing water to go anywhere, and often feature a shower and bathtub. According to Zillow, having a wet room can help a home sell for an additional 3.3%, compared to 0.6% more for a spa-inspired bathroom. 

Elevated Outdoor Spaces

Homes with functional outdoor features are also selling more than expected. According to Zillow, listings that mention an outdoor shower sell for 2.8% more than similar homes, while outdoor kitchens and bluestone patios can boost resale value by 2.2%.

Top Features That Sell a Home for More Than Expected 

Beyond natural countertops, wet rooms, and elevated outdoor spaces, there are a few other features that can sell a home for more than expected, according to Zillow. To compile these findings, Zillow analyzed more than 350 listing keywords across two million homes listed for sale in 2024. Sale price premiums were calculated by comparing the home's final sale price with its pre-listing estimate. Here's what the real-estate marketplace company found.
